I, hereby known as renter, agree to rent from, [sit.ownername], hereinafter known as owner, the Vacation Property located at 15218 Summit Ave, Alta Sierra, CA 95949.
PAYMENTS I accept Visa, MasterCard, Discover, and AMEX credit cards for making payments. I'm sorry, but I DO NOT accept payments by mail. Your Security Deposit is due when making your reservation. Your Full Rental Payment is due within one week of your arrival date.
SECURITY DEPOSIT
The security deposit includes a non-refundable cleaning fee. The remainder of your security deposit will be held pending determination that upon departure you have left the unit and contents in the same condition they were upon arrival, and there are no outstanding charges i.e. extraordinary cleaning services, repairs, etc. that are not considered normal wear and tear, at which time it will be returned to you, less any charges, within 2 weeks from departure. Full rental payment and this agreement must be received prior to check-in. If determined that smoking or pets were allowed inside the home, your entire security deposit will be forfeited.
RENTAL PAYMENT
Your full rental payment is due within one week of your arrival date. You may call or check-in via website within one week of your arrival date to make rental payment.
CANCELLATION & REFUNDS
The policy is as follows: 30 days or less – forfeiture of entire security deposit. Over 30 days - Security Deposit and Rental Payment will be refunded less a 5% processing fee.
CHECK-IN/OUT
Check-in time is after 3:00 PM on your arrival date. Check-out time is 11:00 AM on your departure date. Any exceptions must have prior approval from manager. You are required to call the manager and make arrangements to pick up the KEYS before your arrival.
ARRIVALS The property is cleaned, sanitized, and inspected prior to your arrival. Fresh linens and towels are provided and paper items re-stocked. Please understand that this rental property is located in the wilderness and it is impossible to meet everyone's expectations of cleanliness. Some conditions such as dust, insects, rodents and equipment failure is beyond our control. We will do our best to meet your needs and satisfy these conditions within our control in a timely manner. Please notify the Owner or Manager immediately if these conditions are not satisfactory. Unsatisfactory conditions are not reason for termination of this agreement or refund of your security deposit or rent.
DEPARTURES The property must be vacated by 11:00 AM on the date indicated in order to make it available for future guests. Unless otherwise extended with agreement from manager, the owner or manager shall have the right to take immediate possession of the unit at check-out time. Please leave the keys where designated and lock the cabin upon leaving.
RULES & REGULATIONS
In order to preserve the integrity of this rental property, we ask that it be occupied in a quiet and dignified manner, protecting the premises and its contents against damage, loss or theft with adherence to laws of the State of California and the rules and regulations of the Lake Isabella and Yankee Canyon Community.
It's property owners all inclusive will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property. Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit in violation of rules and regulations and rental agreement policies.
• No Smoking inside the cabin is permitted. • No Pets allowed without a signed written consent. • No Exceeding the Occupancy stated on your reservation. • No Illegal Activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. • No Causing Damage to the premises rented or to any of the neighboring properties. • No Unauthorized access or tampering of any locked storage facilities located on premises. • No Noise or acts which interfere with neighbors' right to quiet enjoyment of their property. • No Littering. Keep trash in covered containers so that they do not blow away or attract rodents. If containers are full and need to be emptied, please contact the manager. • No Trespassing on other properties. Do not go beyond the brick wall behind the cabin and avoid trespassing by not going close to neighboring houses. • No Campfires permitted. • No Hunting or shooting of firearms permitted. • No Off-Roading permitted.
TELEPHONE
Long distance telephone calls, toll calls, etc. must be billed to a personal phone card.
KEYS
Replacement cost: $10 each
PETS
We do not allow pets inside the home. Any pets found inside premises or any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease and forfeiture of the tenant's entire security deposit.
HOUSEKEEPING
Housekeeping service is available for an additional fee per visit. You must notify the manager when you would like the housekeeper to stop by. Housekeeping includes washing towels, linens, dishes, vacuuming, and making beds. It does not include personal items such as clothing.
CLEANING
The property will be inspected, sanitized and cleaned after your departure. The rental fee you have paid will provide for two hours of normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit.
MAINTENANCE Every effort is made to keep the property and its equipment in good working order. Please notify the Manager immediately of any difficulty you incur during your stay so repairs can be made. There will be no refunds given for inoperable appliances or faulty equipment, unfavorable weather, early departure, interruption of utilities, construction in the area or maintenance problems. False or unwanted maintenance repairs called for by tenant will be billed to tenant. We reserve the right to enter premises during tenancy to inspect, make repairs, etc. We strive to make repairs within 24 hours. Occasionally circumstances require a longer repair time. Please be patient.
LONG-TERM Guests staying longer than one week agree to accept responsibility for minor maintenance issues during their stay. Items included, but not limited to, changing of light bulbs, batteries, resetting tripped circuit breakers, trash pickup & storage, additional supplies and housekeeping. Service calls made for minor maintenance issues are billable in 1/2 hour intervals at 25.00/hour and deducted from your security deposit.
DAMAGES
You hereby authorize charges to your credit card for theft, excessive cleaning, or damages beyond normal wear and tear. In the event that theft or damage occurs, or excessive cleaning is required, a detailed accounting and invoice will be sent to you.
PESTS Guest understands that Lake Isabella is a wilderness area and insects, rodents, lizards, snakes, and wild animals unfortunately cohabit and you will undoubtedly encounter these pests during your stay. The owner makes every effort to minimize your interaction with these pests. If you come into contact with these pests in or outside of this rental property it is not reason for termination of this agreement or refund of your security deposit or rent.
ADDITIONAL TERMS AND CONDITIONS The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
